The customer contacted us for emergency water damage mitigation after a plumbing leak from the upstairs unit penetrated the floor assembly, causing water to seep directly into the entry utility closet ceiling and upper wall drywall. The water migration cracked wall seam joints, compromised the ceiling gypsum board, and flowed downward around the main electrical breaker panel and utility area, posing an immediate structural and electrical safety hazard.
We provided a comprehensive water damage mitigation, controlled demolition, and structural drying solution to stabilize the utility space. Following confirmation that the overhead leak source was repaired, our technicians safely contained the closet and carefully demolished the saturated ceiling drywall and vertical wall assemblies to fully expose the structural framing, floor joists, and electrical conduits. We conducted detailed moisture tracking throughout the wall studs and applied an EPA-registered antimicrobial treatment across all exposed framing to prevent mold and bacterial growth. Finally, we staged commercial low-profile air movers and high-capacity LGR dehumidifiers directly in the utility closet to establish a high-velocity drying vortex, aggressively pulling bound moisture out of the framing timber and concrete subfloor before drywall reinstallation.
